Home Staging: Modern transformation for this brick 1980s apartment

Layout & Floor Plan
Situated behind the American Embassy and close to the iconic Battersea Power station, this large apartment features breath-taking views onto the Thames. It is located on the fifth floor of a purpose-built apartment block in Nine Elms, London. It consists of two similarly sized flats which have been connected by a new door. We redesigned the flow to ensure both spaces felt connected. We provided a full home staging service including decorating, furniture sourcing, supply and final styling.
The client had some white and glass furniture with various pieces of artwork. We therefore developed our scheme around the idea of a white modernist space with a tranquil and luxurious feel.

When we first surveyed the apartment, we took an inventory of all the furniture we could reuse in the new scheme. We then provided a floor plan detailing each area of the space with the furniture measurements.

As the home staging was to sell the property, it was important to keep costs down. Overall, our scheme including our fees, all the furniture, storage, logistics, painters, decorators, and everything else cost just 1% of the selling price of the home.
Redesigned dining room area with improved flow to the living room
The main issue with the space was flow and coherence. The apartment was originally two flats that had been converted into one. The two open living and dining area doubled up on furniture. We opted to define the dining room area closer to the bigger kitchen.

The desk and sofa were put in storage to be replaced by an existing glass table and white leather chairs.

We created a new workstation in a large alcove with an additional smaller desk in a corner alcove, providing enough space to work from home whilst keeping the main area clutter free. We sourced and supplied a leather chair to create a reading corner and make the most of the balcony views.

We decided to use the lighter space with the larger balcony as the main living room and positioned the sofas to make the most of the amazing views. The room was stripped of any surplus furniture and the walls repainted white to give it a fresh feel.

We reused the glass furniture and added some modern wall art that complemented the owner’s original collection.

We added a feature wall with a mural in the darker corner to bring the space together and provide casual seating.

In an open plan arrangement, it is important to create intimate spaces away from the main traffic area. An armchair and a small side table is perfect for this, and our top tip is to use a small rug to anchor the furniture in the space.

Bedrooms
To carry through the luxurious feel to the bedroom we installed voiles. Our curtain specialist Julie, measured the windows and fitted the new curtains that soften the feel of the room whilst keeping plenty of light coming in.
We sourced and supplied a king size bed for the larger bedroom and fitted new bedheads for the other rooms. We added opulent bedding sets and styled with cushions and throws to create a real boutique hotel feel.
The bedrooms are fitted with high quality but dark built-in units. We therefore opted for cream colours and geometric artwork to keep the overall look modern in spite of the darker wood.
We sourced and supplied table lamps and smaller accessories to enable potential buyers to picture themselves living in the space.
As with any properties, there are quirks you have to work around. This guest bedroom was used as an office and set up with drawers and a safe that we had to integrate into the design.
The Bathrooms
There are four bathrooms overall, two en-suite and two family-sized bathrooms. All were tiled with either Carrara marble or limestone tiles. To inject a feeling of spa and wellness we kitted them out with crisp white towels and accessorised with oversized perfume bottles, room scent diffusers, some nice toiletries and plenty of fern plants from Covent Garden Flower Market.
